Key Considerations ⊲ Consider orienting company offices with large windows towards primary streets and production areas towards the rear to minimize noise and visual impacts of industrial uses. ⊲ Warehouse, manufacturing, and repair uses without large office components should be located along less visible collector roads. ⊲ Continue to require ample buffering and landscaping to reduce impacts on neigh- boring non-industrial uses. ⊲ Continue to provide flexibility on expan - sions or reconfigurations of industrial businesses as new technologies and industries emerge, while being proac- tive on addressing potential impacts to surrounding uses.

⊲ Industrial uses should locate in areas where public utilities and infrastructure is adequate enough to handle significant increases in demand for services. ⊲ With proper landscape buffers in mind, ensure nearby retail and restaurants are well-connected to industrial uses as lunch- time crowds may desire to walk to their destination. ⊲ Continue to maintain standards that minimize the impacts of associated freight traffic. ⊲ Continue the inclusion of life science uses if certain design characteristics can be met. ⊲ Heavy industrial uses and industrial uses with significant outdoor storage should be located along less visible collector roads.

Industrial includes light- and heavy-industrial uses that contribute to employment opportu- nities and strengthen Morrisville’s tax base. Location, visibility, and compatibility with adjacent areas are critical to industrial uses, particularly where Industrial is adjacent to major transportation corridors and residen- tial uses. Campus-style industrial parks are preferred. Compatible commercial uses that offer supporting goods and services may be appropriate.
