Located directly northwest of Morrisville, Research Triangle Park (RTP) has had a signif- icant impact on development and growth in the Town, attracting both major employers and their employees to the community. As RTP continues to grow, this will produce similar trends in Morrisville that must be factored into future development patterns. RTP is not a municipality, but a city-sized business park with only employers, no resi- dents. Though RTP is moving towards estab- lishing newmixed-use centers that include a residential component, it will continue to act as a pull factor for new development demand in Morrisville. The Town should regularly coordinate with RTP leadership to remain up to date on planned projects and new developments. This should be used to inform long-term growth strategies in Morrisville and ensure that both organizations can continue to grow in a manner that is healthy and mutually beneficial. Special focus should be given to areas adjacent to RTP, major transportation connections like NC54 and Davis Drive, and workforce housing that will appeal to those employed in RTP.
