Article 2: Administration Section 2.5. Application-Specific Review Procedures 2.5.6. Subdivision Approvals
b. No part of the tract or parcel to be divided has been divided under this subsection in the 10 years prior to division.
c. The entire area of the tract or parcel to be divided is greater than five acres.
d. After division, no more than three lots result from the division.
e. After division, all resultant lots comply with all of the following:
1. Any lot dimension size requirements of the applicable land-use regulations, if any. 2. The use of the lots is in conformity with the applicable zoning requirements, if any.
3. A permanent means of ingress and egress is recorded for each lot.
d. Subdivision Exclusions A Subdivision Exclusion is any division of land that is proposed as one of the activities specifically listed as excluded from the definition of “subdivision” in Section 11.5, Terms and Uses Defined, and thus from the subdivision procedures and standards in this Ordinance. Determination of Subdivision Exclusion in accordance with Section 2.5.6.D is required before recordation of any division of land claimed to be excluded from regulation as a subdivision under this Ordinance. Concurrent Applications Applications for Type 1 Subdivision Preliminary Plat Approval or Type 2 Subdivision Preliminary Plat Approval may be submitted and reviewed concurrently with an application for Construction Plan Approval, Administrative Adjustment, or Alternative Equivalent Compliance. An application for Determination of Subdivision Exclusion may be submitted and reviewed concurrently with any development application.

B. Preliminary Plat Approvals

Type 1 Preliminary Plat Approval Procedure The following subsections identify those steps in the standard review procedure (see Section 2.4) applicable to the review of a Type 1 Subdivision Preliminary Plat Approval application and note any specific variations of, or additions to, those review steps.
Town Council Review and Decision with standard public hearing
a. Pre-Application Conference
The applicant shall hold a pre-application conference with Town staff in accordance with Section 2.4.2.
b. Application Submittal and Acceptance
The application shall be submitted and accepted, and may be withdrawn, in accordance with Section 2.4.3.
Staff Review and Recommendation
c.
The Planning Director shall review the application, allow revisions of the application, and prepare a staff report and recommendation in accordance with Section 2.4.4.
