b. Manufacturing, Heavy (1) To screen stored goods and materials, six evergreen shade trees per 100 linear feet shall be installed in accordance with Section 5.12.3, General Landscaping Standards adjacent to the exterior perimeter of the fence required in Section 4.3.5.B.20, Outdoor Storage (as an accessory use), to form a continuous opaque screen. This buffer shall be installed along the entire fence line visible from the line of sight from all street rights-of-way. c. Manufacturing, Light (the following standards apply to light manufacturing uses in the BAC zoning district only and are applicable to development applications submitted after May 1, 2025) (1) All light manufacturing uses in the BAC zoning district are prohibited from fronting major and minor thoroughfares as identified in the Comprehensive Transportation Plan, unless in compliance with Subsection (A) below. (A) If light manufacturing uses front a major or minor thoroughfare, all architectural standards in Section 5.9 shall apply. (3) To the maximum extent practical, structures should be oriented so that loading areas and service courtyards are not visible from residential developments, or existing and planned future public rights-of- way. Section 3.8.4.C.5 shall also apply. All off street loading and service areas must be screened per Section 5.13.2. (4) If deemed necessary by the Planning Director, applications for a building permit shall include written certification by a Professional Engineer or Licensed Architect experienced and qualified in the field of acoustical testing and engineering that noise generated inside the proposed structure by the proposed use will be contained within the structure. (5) A roof well or parapet wall is required to screen all roof mounted equipment as not to be visible to the immediate ground level and the ground level of adjacent properties, unless in compliance with Subsection (A) below. (2) Outdoor storage is prohibited. (6) Shared buffers are prohibited between industrial and residential uses within the BAC zoning district (7) If deemed necessary by the Planning Director, applications for a building permit shall include written certification by the appropriate agency certifying compliance with all regulatory requirements concerning hazardous material. (A) Screening shall comply with UDO section 5.13.1.C.2.c
