Article 5: Development Standards Section 5.7. Perimeter and Streetyard Buffers 5.7.3. Required Buffer Type

Existing healthy trees 12” in caliper or larger shall be saved and utilized as part of any streetyard buffer if located within the area of proposed streetyard buffer. For both streetyward and perimeter buffers if an existing contiguous line of mature trees the width of required option 1 perimeter or streetyard buffer remains undisturbed then no additional buffer requirements are required. Additional plantings may be required by the Planning Director if the existing trees do not meet the screening standards which the buffer is intended to normally provide. Buffers utilizing existing trees are intended to provide a landscape buffer and thus not listed in the priority order for tree preservation. These trees shall count towards the tree preservation minimum requirement only if the preserved tree canopy meets the requirement(s) of the priority order.
