The proposed arrangement of other development elements are consistent with the purposes and intent of the general development standards of this Ordinance, and do not preclude compliance with the Ordinance’s more detailed development and design standards; a nd 7. The proposed types and arrangements of uses, development intensities, and major development elements would allow the development to be compatible with existing and proposed surrounding uses and developments.

Master Sign Plan
2.5.5.
A. Purpose
The purpose of this section is to provide an option for larger properties with unique signage needs the ability to submit a Master Sign Plan for review.
1. General Master Sign Plan Approval is not required for any development, but an applicant may submit an application for Master Sign Plan Approval provided that application meets at least one the of the following qualifications: a. The application site includes a contiguous area of at least 25 acres; b. The application proposes development containing at least 400,000 square feet of total gross floor area. Relationship to Other Applications a. An application for Master Sign Plan Approval may be submitted and reviewed concurrently with an application for Conditional Rezoning. B. Master Sign Plan Approval Procedure The following subsections identify those steps in the standard review procedure (see Section 2.4) applicable to the review of a Master Sign Plan application and note any specific variations of, or additions to, those review steps. 1. Pre-Application Conference The applicant shall hold a pre-application conference with Town staff in accordance with Section 2.4.2. 2.
