Low Density Residential
Key Considerations ⊲ Continue the allowance of accessory dwelling units that provide additional housing options, but do little to visually impact the aesthetic qualities of lower density single-family neighborhoods. ⊲ To diversify affordable housing types, explore single-family condominium devel- opments, which provide detached single- family units on a commonly owned lot. This type of development increases opportuni- ties for home ownership as common land can be owned and maintained by a housing trust.
⊲ Ensure that some residential areas accom- modate manufactured homes to assist with affordability and comply with state statutes. ⊲ Capitalize on the design flexibility larger lot sizes offer by incentivizing integra- tion of existing trees into each home’s landscaping. ⊲ Alterations or additions to historic homes should enhance or maintain rather than detract from the original architectural style.
Low Density Residential includes neighbor- hoods of single-family detached homes, typi- cally 4.5 dwelling units per acre or less. These areas are characterized by large lots and the lowest residential density in Morrisville. Low Density Residential areas include many of the oldest properties in the community on the west side of NC54. Preferred Uses ⊲ Single-family detached homes
