MediumDensity Residential includes neigh- borhoods of single-family attached and detached homes, typically between 4.5 and 7.5 dwelling units per acre. These areas are characterized by medium-sized lots and a moderate density of development. Medium Density Residential is intended to provide a variety of housing options that support the existing character of Morrisville. Though single-family attached homes are listed as a preferred use, single-family detached is envisioned as the predominant housing type for the majority of medium density residential areas on the west side of NC54. Key Considerations ⊲ Encourage siting educational facilities within or adjacent to neighborhoods that enable students to walk to their school. ⊲ Offset loss of natural greenspace by integrating small parks and trails into neighborhoods. ⊲ Avoid building new neighborhoods as isolated pockets of residential by better connecting them to surrounding development. ⊲ Allow for the integration of small, commer- cial village centers within or adjacent to medium density residential neighbor- hoods, which offer walkable retail and restaurant options to nearby residents.
⊲ Continue to allow accessory dwelling units, but seek creative ways to minimize their visual impact on narrower, medium density residential lots. ⊲ Encourage a diversity of garage orien- tations by evaluating options to reduce visual appearance and prominence of garages in neighborhoods ⊲ Amenitize stormwater features with benches, interpretive signage, and trails to maximize their benefit to the community.
